こんにちは！バンクーバー校、日本人アドバイザーのAyakaです。 夏真っ只中ですが、皆さんいかがお過ごしですか？バンクーバーは夏でも肌寒く感じる日があり、蒸し暑くなくカラッとしているので、夏バテをしなくなりました！ さて、今回は生徒から頻繁に相談があるシェアハウスの探し方についてお伝えしたいと思います！ 探し方のポイントや注意点を全て伝授させていただきます！！！ 【STEP1】　インターネットで物件を探す 物件を探すタイミングは、入居希望日から1ヶ月半〜2ヶ月前ごろから始める人が多いです。 カナダは日本のように不動産屋さんや相談窓口がありません。基本的に自分でネット上から物件を探していきます。 サイトは色々とあるのですが、ポイントは『いろんなサイトを毎日チェックすること』です！ 例えば、以下のようなサイトがあります。 Craigslist: Craigslist Vancouver Apartments FacebookMarketplace: Facebook Marketplace RentalsGroup: First Stay Realty Group Jpcanada: JP Canada Housing Board Kijiji: Kijiji Vancouver Rentals では実際に検索して行きましょう！今回はCraigslistで見て行きます。 左側に条件を絞れる“絞り込み検索”、“こだわり検索”ができる箇所がありますので、そこで必須条件や予算を入力して絞ることができます。オススメは家賃の予算額で絞ること。現在、カナダは物価も地価も年々高騰しています！2023年現在のシェアハウスの家賃相場は$800~$900前後ぐらいです。夏の期間やダウンタウン付近はもっと値上がりします。 １つ、お部屋のページをピックアップして見て行きましょう。お部屋のページ内でチェックするポイントがいくつかあります。 ① 写真：いくつかの写真からどんなお部屋なのか見れますが、たまにバスルームの写真やお部屋の写真が載ってないこともあるので、その場合は内見に行ってからの確認となります。② 場所：Google mapからどの辺りのロケーションなのか拡大・縮小して確認ができます。※注意エリアは、East Hasting Street付近です。ホームレスが多く治安が悪いエリアです。③ Available〇〇（入居可能日）：いつから入居できるのか記載されています。④ Rent Period（契約期間）：Monthly、3month、6month、yearly等ありますので、どのくらい滞在したいのか、希望の期間に合っているかチェックしてください。⑤ 詳細：ここにはお家の詳細やルームメイトに関すること、最寄りの公共交通機関やスーパーマーケットまでの距離、家賃について等、重要なことが記載されています。しっかりと読みましょう！ 例えば、家賃も、タイトルに記載されている値段とは別に、Wi-Fi 料金が月何ドルかかる、洗濯機の使用時に1回何ドル必要、など記載されていることがあります。 また、大家さんに関する悪い情報がないか、事前にチェックしておきましょう。過去に入居者とのトラブルがあったり、性的被害にあった人がいる場合、ネットの掲示板で共有されていることがあります。大家さんの名前や住所等で検索してみてください。 これらをしっかりと確認し、良さそうであれば大家さんへ連絡し、内見の予約を取ります。 【STEP2】　大家さんへ連絡し、内見の予約を取る ページの左上に“reply”というボタンがあります。そこをクリックすると、大家さんの連絡先メールアドレスと電話番号が出てきます。 ポイントは、いち早く大家さんへコンタクトを取りたいので、『電話番号があれば、電話またはSMSからメッセージを送りましょう！』 SMSやメールでは、入居希望日や滞在希望期間、簡単に自己紹介・自己アピール等を記載しましょう。 また、物件は早いもの勝ちですので、最短で行ける日程で予約を取りましょう！ 【STEP3】　内見に行く ポイントは『必ず、自分の目で内見をすること』です！ 大家さんがバンクーバーにいないからとオンラインでの内見で良いかと聞かれたり、お部屋を仮押さえするために先にデポジットを払うように言われたりすることがあるかもしれません。...Read More
